The Buying Process
Finding your new home
Looking to buy your dream home can be a stressful time whether you are buying for the first time or also needing to sell a property, just finding that perfect home can be a task in itself. We try to help as much as we can. We’ll have already fully researched the area before we start building, so can provide information on the local area and amenities as well as detailed information about the development and specific property. On your viewing with us we will be able to advise you of any options that are available to you while we are building your new home, or extras that can be added.
Reserving your home
To secure your home we will ask for you to complete a Reservation Form and pay a deposit of £1,000. This will secure your property and the fee will form part of the agreed purchase price. The property will then be marketed as ‘Reserved or Sale Agreed’, with no further viewings on the property during your reservation period. When reserving your home, we will check with you that you will be available to exchange contracts in 28 days, or agreed period. We will need details of how you will fund your purchase, and if using ‘Help to Buy’ together with your solicitor’s details. What happens next
You will instruct Solicitors to act on your behalf. Our Solicitors issue the property information pack to your Solicitor, who will in turn review this information. Your Solicitor will then instruct, on your behalf, your local searches for your purchase, if they have any enquires they will liaise with our solicitor directly. If you are having a mortgage, a survey will be booked and carried out on your purchase. Once your Solicitor has confirmed they have all the information required and your Mortgage Offer is issued (if applicable), they will then advise they are in a position to Exchange Contracts (meaning that both parties are then legally bound to finalise on the sale). At this point, we agree a Completion, or moving in date. We will make sure that your home is ready and waiting for you to move into on for this agreed Completion Date.
Your new home
You can now move into your new home. We will walk you through your new home, showing you how everything works, where everything is and will leave you with a Homeowner Manual that will have all the paperwork relating to your new home. As your home is new, it will be protected by a ‘10 year warranty’. After you have moved into your new home we want you to be happy. So we will not turn our back on you.
